Four years ago next month, Capitol Hill institution Frager’s Hardware at 1101-1117 Pennsylvania Avenue SE (map) became a burned-out shell. This morning, a development team led by Perseus Realty broke ground on the mixed-use project that will facilitate the store’s return to its original location. Westbrook Partners and Javelin 19 Investments are also development partners.

The building, designed by Hickok Cole Architects, will deliver 34 luxury one-, two- and three-bedroom condominiums, some with terraces and views of the Capitol, above the new Frager’s and up to two additional retailers. Sales of the units will begin next year with the development delivery date set for early 2019.
No final determinations have been made on the other ground-floor tenants, although talks are ongoing with such candidates as a boutique grocer, cafe or specialized restaurant.
The Weintraub family recently sold Frager’s to A Few Cool Hardware Stores, the local hardware store chain that runs the Logan and Ace Hardware brands. Despite the change in ownership, this location will continue to bear the Frager’s name.
