40-Unit Condo Development Planned For Mount Vernon Triangle

On Tuesday evening, representatives from Peebles Corporation and WDG Architecture presented plans for a 40-unit residential development in Mount Vernon Triangle to ANC 6E.
A single-story standalone historic facade, propped up by wooden beams, is currently on the site at 925 5th Street NW (map). Plans call for an additional nine stories and a penthouse to be constructed atop the restored ground floor.
The units will be a mix of studios, one bedrooms, one bedroom plus dens, and two bedrooms. The ground floor will either contain a residential amenity or retail depending on a further study of the zoning requirements; because a portion of the site is in the Mount Vernon Triangle district, retail may either be required or appropriate to its location.

The ANC voted, with one abstention, to support the design concept on the condition that an additional setback is created to delineate the historic ground floor from the floors above.
The design, which has striking similarities to an affordable residential development on North Capitol Street, will go before the Historic Preservation Review Board later this month. Peebles is also delivering a condominium-luxury hotel development further down the block at 5th and Eye.
