The Trail Lobby is Coming: Second Phase of Washington Gateway Expected to Break Ground Soon

Last year, UrbanTurf heralded the 387-unit second phase of the Washington Gateway project in NoMa as having the best amenity in the city: a "Trail Connection Lobby". Now, after the dismissal of an appeal against the development, groundbreaking is nigh for the mixed-use neighborhood connector.
MRP Realty and Barings announced on Wednesday that the partnership had closed on the properties for both this 15-story building where the Metropolitan Branch Trail intersects with Florida Avenue NE (map) and a future 250-unit Phase III building, which is currently being designed. Construction is expected to begin within the month on the Phase II building and on a parking garage which will serve the entire development.
The Phase II building amenities will include a fitness center, rooftop deck with pool, club room, dog run, and the trail lobby, where part of the double-height lobby will be a publicly-accessible amenity, complete with bike ramps, trail and neighborhood maps, elevators, water fountains, WiFi, an emergency call box and a bike repair area. The trail lobby will be publicly-accessible from 6am-midnight every day. SK&I Architecture is the designer.
