UrbanTurf has received word of a pretty amazing deal at Kenyon Square.
There is one remaining “affordable” unit at the Columbia Heights development for an individual making less than $79,200 a year. The unit (#615) is a one-bedroom, one-bath condo that also has a den. (For the floorplan, click here.) It is listed for $322,390, well below the usual rate for a similar condo at Kenyon Square ($420,000).
There are restrictions, though. The owner can sell the unit at any time, but they have to find a buyer that meets the same income requirements. Also, after the third year, the property starts gaining market value at a rate of five or ten percent a year until the end of the 19th year. However, if you sell it after the fourth year, a portion of any profit that you make off the sale has to go back to the city.
For additional details about the unit and further explanation of restrictions, contact Barry Smith at bsmith@domus-realty.com.
