Scottish Rite Development Gets Key Approval As Extension of Landmark Boundaries Are Denied

Earlier this year, a newly-formed Dupont Circle neighborhood association applied to the Historic Preservation Review Board (HPRB) to extend the landmark boundaries associated with the Scottish Rite temple at 1733 16th Street NW (map), with hopes of precluding any development there.
Now, not only has that application been denied, but a 125-150-unit project on the Masonic Temple-owned lot behind the property is moving forward.
After more than two hours discussing the merits of the historic boundary application, the HPRB voted unanimously yesterday to adopt Historic Preservation staff's identification of the landmark boundaries. Shortly afterward, the board voted unanimously to approve the newest design concept for a proposed four-story residential development fronting 15th Street.
The residential development is a partnership between Perseus TDC and the Scottish Rite and would also incorporate the carriage house on the site. The project will include two "English basement" levels with below-grade units and 110 underground parking spaces. Hickok Cole is the designer.
