From Motel 6 to "Union Market Cabanas": Interim Plans Filed for Union Market Site

The shuttered Motel 6 at the edge of Union Market is getting a second act.
While the two-building development approved for the corner of 4th and Penn Streets NE (map) waits out the market, EDENS wants to transform the 1960s motor lodge into "Union Market Cabanas" — complete with a courtyard bar, striped umbrellas, and a rebranded boutique stay.
Last week, the developer filed an application with the DC Zoning Commission requesting interim improvements at 1345 4th Street NE, the northern gateway to the Union Market District. The centerpiece of the plan is a renovation of the Motel 6 on the site, a 1960s-era motor lodge that would be modernized and rebranded — renderings label it "Union Market Cabanas" — along with a refresh of the adjacent street-level retail buildings along 4th Street known as the Pascal Structures.
Plans show the motel's surface parking lot converted into an outdoor plaza with a roughly 1,300 square-foot bar and umbrella-shaded seating. The reconfigured motel would have 30 guest rooms (down from 33), retail, and a lower level that could accommodate a quick-service restaurant and gallery space.
Just south of the motel, the Pascal Structures — a row of one- and two-story commercial buildings fronting 4th Street — would be modernized and re-leased for retail and restaurant uses during the interim period. Site plans show six storefronts and conceptual renderings depict the brick buildings with new glazed storefronts and signage, extending the retail character of the corridor that EDENS has cultivated along 4th Street north toward Penn Street.
The application is paired with a companion request for a ten-year extension of the PUD validity for the two-building development approved at the site in 2023. The proposed extension is well beyond the two-year term in the original order with EDENS arguing that the longer runway is needed to justify the capital investment the interim improvements require.
