DC-Area Home Sales Jump 10% in April As Market Surges

After a sluggish start to the year — weighed down by federal workforce uncertainty and stubbornly high mortgage rates — the DC area housing market put its foot on the gas in April.
The latest report from Bright MLS found that pending home sales jumped 9.3% in April, the strongest month-over-month showing for contracts since last spring with every local jurisdiction recording gains. Showings also rose 12%, a sign that foot traffic and buyer engagement are both meaningfully up.
The report found that new listings climbed 7% year-over-year, with nearly every local jurisdiction posting more new listings compared to April 2025. The lone holdout was DC proper, where seller activity continued to trail last year's pace. At the end of the month, there were 10,340 homes on the market across the metro, a 5.3% increase year-over-year — a notable turnaround after inventory growth had been slowing through the first quarter.
Prices held relatively steady across the region, with the median sold price reaching $661,000, up about 1% from April 2025. Homes sold at a median pace of just 8 days, a sign that well-priced properties are moving quickly despite economic uncertainty. The picture across individual jurisdictions was more varied. Arlington County saw the sharpest appreciation, with the median climbing nearly 15%. DC proper bucked the regional trend: the median price dropped nearly 12% year-over-year to $661,500.
"Economic pressure and continued cuts to the federal government still weigh on the DC region," Bright MLS chief economist Lisa Sturtevant said. "Despite the headwinds, April activity showed optimism for the housing market. Buyers with financial flexibility are still in the market but volatile mortgage rates leave other budget-conscious buyers on the sidelines."
