Arlington County Approves 740-Apartment Ames Center Site Redevelopment

This weekend, the Arlington County Board granted unanimous approval for what will be the first Rosslyn high-rise development to include affordable units.
Snell Properties will replace the office building at 1820 and 1830 N Fort Myer Drive (map) (also known as Ames Center) with a pair of buildings that will deliver 740 apartments, retail and flex office space, and will rebuild the new Arlington Temple United Methodist Church and Sunoco gas station that are currently on the site. Shalom Baranes is the design architect and Gustafson Guthrie Nichol is the landscape architect.

The buildings in the two-phase development will be 30 and 31 stories tall, and up to 225 of the apartments will be short-term rentals for the first 2-5 years after delivery. The 24 on-site affordable units will be for households earning up to 80% area median income for 30 years. In addition to roughly 10,150 square feet of ground-floor retail, another nearly 8,300 square feet will either be office or retail space, and there will also be 574 below- and above-grade parking spaces.
“This not only will increase affordable options in Rosslyn but also furthers our goal of preserving and building affordable housing across Arlington," County Board Chair Matt de Ferranti said in a statement. It also will provide a key link for the 18th street corridor that will better link Rosslyn’s destinations and open spaces, and $5 million to off-site transportation improvements in the neighborhood.”
