While we await news of what could be headed to the Reeves Center at 14th and U Street, developer Eastbanc has plans for a prominent corner just above the Metro a block away.
Eastbanc (with partner Jamestown) is moving toward seeking historic concept review for a proposal that would deliver 106 apartments and 51 hotel rooms above retail to 1250 U Street NW (map), along with 36 stacked duplexes in the alley behind. The nine-story-plus-penthouse building would include a new canopy for the Metrorail entrance below.

The stacked duplexes would be arranged facing a landscaped central mews, openly-accessible during the daytime and gated off at night. The residential units and hotel rooms would share 33 parking spaces (including some tandem spaces), 50 long-term bicycle spaces, and all of the amenities and management.
A WMATA chiller facility would be relocated to the alley and may be concealed by a planted decorative screening element. Shalom Baranes is the architect.
The project would also require a planned unit development, at which point the count of inclusionary zoning units will be worked out. The site of the building fronting U Street would be rezoned from ARTS-1 to ARTS-4 to add height and density, and the alley portion would remain zoned RF-1.
