Forest City Presents Plans For 270-Unit Building at Parcel L

On Monday night, Forest City representatives shared the proposed design for the residential building slated for Parcel L at The Yards at the ANC 6D monthly meeting.
Parcel L is currently a parking lot located between Tingey Street and Yards Park, extending west from 3rd Street SE (map). The parcel is being developed as two buildings, with the second one, identified as Parcel L1, planned as a hotel building.
In the interim, Parcel L2 will be a 270-unit apartment building with 20,000 square feet of ground-floor retail. Twenty percent of the apartments will be set aside for households earning up to 50 percent of area median income. Approximately 189 parking spaces will span a two-level underground garage.

The residential entry will face Tingey Square, and the building will also be stepped down on this side to meet the Lumber Shed and historic water pump buildings.
Although the presentation was purely informational, the ANC shared thoughts as to how the building’s design could be improved. Many of the ANC commissioners appreciated the step-down included in the design, but felt that the appearance of the west facade was a let-down compared to the rest of the building.
The ANC also implored the team to take the opportunity to construct an exemplary design that is modern yet harmonious with older buildings in the neighborhood.
The development team will follow up with the ANC in July and hopes to have 3-D modeling to present at that time. As UrbanTurf reported, construction could begin next year and allow the building to deliver in 2019.
