When developer Pulte Homes decided to build one of the largest new communities in Alexandria, it did so with an ambitious goal: each townhome would have a completely unique floor plan, and each façade would reflect one of the many centuries of architecture present in Old Town’s historic grid, including its most modern additions.
They succeeded. Potomac Yard is an ambitious new project that is transforming a huge tract of centrally-located land in Alexandria into a flourishing, pedestrian-friendly community. The homes are a heterogeneous mix of styles that favor distinctiveness and authenticity.
Potomac Yard is located along Jefferson Davis Highway between Old Town Alexandria and Crystal City (map), within walking distance of the Braddock Road Metro, less than 10 minutes to Reagan National Airport, and just three miles from DC.
In addition to a great location, Potomac Yard will offer remarkable amenities, including an enormous retail and commercial development within the neighborhood itself and a 24-acre park that will be the largest park in Alexandria when complete. There are three home types available in the community: townhome condominiums, Executive townhomes and Estate townhomes. The two-level townhome condominiums feature open layouts, three bedrooms and two-and-a-half baths. They range from 1,569 to 2,557 square feet and are priced from $545,990. The Executive townhomes offer rooftop terraces (including an indoor/outdoor fireplace option), great rooms and two-car garages. They range from 2,300 to 2,400 square feet on average and start from $809,990. A new Executive townhome model will be open to prospective buyers by early February.
The luxurious Estate townhomes feature private courtyards, expansive master suites that span entire floors, and detached two-car garages with guest suites above (perfect for a studio, man cave or out-of-town guests). They range from approximately 3,300 to 3,400 square feet and start from $895,990.
Buyers interested in these luxury homes should pay close attention in the coming months. By summertime, Pulte will complete an exclusive 4,300 square foot Estate townhome with five bedrooms, four-and-a-half baths, a rooftop terrace with city views and a chef’s kitchen. Three of the bedrooms — the master suite, the guest suite above the garage and a second bedroom — are located on private levels. It is priced at $1.2 million and includes highly upgraded interior finishes.
In addition to the exclusive Estate townhome, the developer will continue to debut new homes throughout 2013. Potomac Yard has homes available for move-in anytime from now until the summer of next year.
All of the homes — condos and townhomes — are ENERGY STAR rated and share a few uniform details: hardwood floors in all the common living areas, granite countertops, birch vanities, and either brick or HardiPlank® siding exteriors. The townhome condominiums and townhomes feature 9’ and 10’ ceilings, respectively, on the main living levels.
Residents will have a handful of shops at their doorstep once construction of the planned retail and commercial portion of Potomac Yard is completed. They’ll also have access to Old Town’s lively restaurant scene and boutiques, as well as the existing Potomac Yard shopping center and “The Avenue” in neighboring Del Ray. It’s the perfect location for anyone seeking an urban lifestyle in Northern Virginia.
