A Rundown Of the Residential Projects on Tap For Silver Spring

After outlining several major development hubs in DC and Northern Virginia, UrbanTurf decided to take a look at the slew of residential projects on the boards for Silver Spring. In this development roundup, we outline what is in the works for Silver Spring, in close proximity to downtown and the Metro station.

Eleven55 Ripley
Eleven55 Ripley may be the largest residential project coming to Silver Spring (map); two buildings, including a 21-story high-rise, will bring the city about 400 residential units. A high-rise will contain 379 apartments, while a five-story building across Ripley Street will offer row houses and loft apartments. Earlier this year, developer Home Properties said that construction on the project will last “throughout 2012 and 2013, with the first residents scheduled for occupancy in the third quarter of 2013.”
Studio Plaza is a mixed-use project from developer Robert Hillerson located at Thayer Avenue and Mayor Lane (map). The one-block site, which has been demolished in preparation for construction, will eventually contain four buildings comprised of 600 residential units, extensive office space, retail and a hotel. The developer also plans to create pedestrian-only walkways throughout the site. This project has been going through approval processes for a few years and at the moment there is no clear timeline for completion.
Falkland North, a 1,200-unit complex is planned for the intersection of East-West Highway and 16th Street (map). The residential portion will be comprised of studios, one, two and three-bedroom units and some townhouses, and developer Home Properties is planning to put a grocery store and restaurants on the site. A public garden, water features and sustainable elements are also part of the plan. Delivery for this project was originally estimated for 2014, but design modifications and other issues likely mean that completion is several years out.
Just north of the Metro station is 8711 Georgia Avenue (map), the future site of a 13-story, 160-unit apartment building with ground floor retail. Developer Guardian Realty originally planned for an office building, but switched to residential last year. There have been delays, but delivery is planned for 2014.
Silver Spring Post Office Site
Located at 2nd Avenue and Spring Street (map), the former Silver Spring post office site was purchased by Insight Property Group earlier this year. The developers plan to build a 310-unit apartment building on the site with partners Nova-Habitat and SK&I architects. They hope to break ground by the end of the year, with delivery in 2014.
Located at Ellsworth Drive and Cedar Street (map), The Ellsworth will contain 241 apartments and is aiming for LEED-Silver certification. Developers Foulger-Pratt hired SK&I architects to design the building, which is currently under construction.
Developers Priderock Capital Partners and DLJ Real Estate Capital Partners have been working on a 9-story building at 8021 Georgia Avenue (map). The 210-unit apartment project is going up at former site of the National Institute of Dry Cleaning, and will integrate two existing historic buildings into the plan. The development broke ground in early 2011.
First Baptist Church Development
A six-story, 220-apartment project is planned for the site of the First Baptist Church on Fenton Street between Wayne and Bonifant Avenue (map). The existing church will be razed and a new sanctuary will be constructed down the street. The site plan, which was filed in August, calls for 20,000 square feet of retail and below-grade parking.
Though it's off the main stretch, we wanted to include Takoma Central, a 150-unit apartment building going up at 235-255 Carroll Street NW in Takoma, DC. Level2Development, SGA Companies and Federal Capitol Partners are planning a project consisting of studios, one and two-bedroom units, which is expected to deliver next year.
