A More Detailed Look at Parcel H, the 500-Unit Development Coming to The Yards

Another residential component of The Yards is headed toward a key approval.
The National Capital Planning Commission (NCPC) will review and vote on the latest concept for Parcel H next month. As proposed last summer, a 130 foot-tall building on the southeast corner of First and N Streets SE (map) may deliver 500 apartments above 22,000 square feet of retail.

Brookfield Properties and Ironstate Development are partnering on the project, which is expected to carry the co-livingesque Urby brand. The ground floor would house a "publicly-accessible" café amenity and a central courtyard accessible from both N and First Streets and from some of the retail. Most of the other amenities would be concentrated on the sixth floor.
All of the apartments would be partially-furnished, and 20% of the units would be income-restricted. The development would also include 240 parking spaces across two below-grade levels. WDG Architecture is the designer.
Currently in its second phase, the 48-acre development at The Yards will deliver a total of about 25 buildings and acres of open space, with two million square feet of office, 400,000 square feet of retail and restaurants, and 3,400 residential units.
