More Mixed-Use Development Could Be Coming to Fort Totten

Earlier this year, plans for a huge townhouse-and-retail development were proposed for the vacant land across Riggs Road from the Walmart Supercenter in Fort Totten. Now, additional plans could be in the works for a site on the other side of Walmart.

The owners of the industrial strip at 5642, 5648 and 5650 3rd Street NE (map) are applying for a map amendment that would rezone the sites from PDR-1 to MU-4.
The 1.94-acre site was identified on the Future Land Use Map as ripe for moderate-density commercial and residential development, the latter of which would include low-rise multi-family, single-family homes or 2-4 unit buildings.
It is unclear who the developer of the sites would be if the map amendment is approved, although the building owners partnered with Johnson Development two years ago on a self-storage facility a short walk away at 5600-5650 2nd Street NE (map).
A zoning hearing has not yet been scheduled.
