A Historic 16th Street Townhome Becomes Four European-Inspired Condos

Next week, The Cosmos Residences will debut in a fully renovated, historic 16th Street townhome at a highly sought-after location (map). The Cosmos includes four residences - two flats and two duplexes - each boasting unique structural details and private outdoor space.
The Cosmos comes courtesy of Rick Felice (Felice Construction) and Erin Mullan, whose previous projects include The Holton House and Coquina Lane. What all three properties have in common is Felice and Mullan’s penchant for preserving old world details—think original fireplaces, bay windows and French glass doors—as well as introducing clean, Scandinavian finishes. The resulting homes have a distinctly European flavor.
The four residences at The Cosmos include three two-bedroom units and one one-bedroom unit that range in size up to 1,800 square feet. All of the homes include chef-designed kitchens, spacious en-suite bathrooms and powder rooms, laundry rooms and extensive storage space in the form of butler pantries, linen closets and walk-in master bedroom closets. The penthouse boasts a 500 square foot private roof deck, accessible by a remote controlled glass ceiling, but each residence has its own unique outdoor space.
Finishes include exposed brick walls, panelized appliances, bleached natural oak hardwood flooring, marble countertops, oak cabinetry by Norm Architects, and handmade encaustic cement bathroom tiles. The Cosmos has a common front courtyard featuring landscaped gardens and a slate walkway, as well as Uber waiting benches and personalized bike storage. Other amenities include two garage parking spaces, available for purchase.
The Cosmos is located in the heart of the U Street Corridor and is steps from three other destination neighborhoods: Logan Circle, Dupont Circle and Adams Morgan. The property is also one block from Meridian Hill Park. Neighborhood restaurants are within walking distance, including Maydan, Busboys and Poets, Barcelona Wine Bar, Mintwood Place, Tico, Le Diplomate and many more; nearby grocery stores include Trader Joe's, Harris Teeter and Whole Foods.
Residences at The Cosmos start at $799,000 and the project is 25% sold. Tours will begin next week.
