A Flatiron Proposed Near Union Market

A new residential development is on the boards in DC near Union Market and the design is reminiscent of an iconic building in New York.
An affiliate of The NRP Group along with Marshall Heights Community Development Organization has plans for a 12-story, 115-unit affordable development at 301 Florida Avenue NE (map). An application for a planned unit development (PUD) and related zoning map amendment were filed with the DC Zoning Commission on Friday. The building is designed by PGN Architects. The units in the mixed-use rental building will be affordable to income levels at 30% and 50% area median income (AMI). The new building will have 3,000 square feet of ground-floor retail and amenities including a toddler room, a library/computer lab and a gym. PGN Architect designed the new development with New York's Flatiron Building as the inspiration.
Due to the challenges of the triangular site, the project will not have any parking or loading. The development team is seeking flexibility from the parking and loading standards as part of the PUD process.
"This building provides affordable housing in one of the District’s highest opportunity areas while also emphasizing transportation choices and higher green building performance,” NRP's Chris Marshall told UrbanTurf.
Previous plans for 301 Florida Avenue NE called for an eight-story, 56-unit building with units as large as four-bedrooms.
