More projects are moving forward in Prince George's County's Westphalia area.
Stanley Martin Homes is seeking approval for a detailed site plan application for a sprawling 157-acre site off the intersection of Westphalia and Ritchie Marlboro Roads (map).

The proposal would deliver up to 440 townhouses, up to 170 detached houses, up to 160 multifamily senior units, and 6,000 square feet of commercial space. The development components will be completed across eight phases in the order listed above.
Planning staff has noted several points of discrepancy between the proposal and the 2007 sector plan for Westphalia, including a mandated minimum of 25,000 square feet of commercial space; the report recommends conditional approval and the County Planning Board will consider the project later this week.
