One of the largest new developments in recent memory has been pitched for DC's H Street Corridor.

Plans recently filed with DC's Board of Zoning Adjustment (BZA) call for a six-story, 52-unit development at 814 14th Street NE (map). The existing properties at the address include two connected structures that were formerly used as halfway houses, and an attached row home. The plan is to raze these properties to make way for the new development.

The development, designed by architect Stephen duPont, Jr., will include commercial space on the cellar and ground floors, and the unit mix will range from efficiencies to two-bedrooms.

Six years ago, there were more than 1,450 residential units in the works along (and just east of) the H Street Corridor. Now, most of those units have delivered and the pipeline along the corridor has dwindled to less than a tenth of its former size.
