The development pipeline in Anacostia continues to grow.
A 45-unit residential project has been pitched for a two-story commercial building along Martin Luther King Jr. Avenue. The Square 134 Architect-designed project would adaptively reuse the building and parking lot at 2420 and 2422 Martin Luther King Jr. Ave SE (map), located in the Anacostia Historic District.

The development will include both market rate/inclusionary zoned (IZ) entitled, one- and two-bedroom apartments, as well as a 1,500 square-foot retail area, which will be prioritized for Ward 8 small businesses or organizations.
"The ground floor retail entrance and facade of the contributing historic structure on MLK Jr. St. SE will remain with limited intervention to celebrate the unique historic essence of the property, while the addition and adjacent residential portion of the site are designed to complement the existing streetscape and enhance the vitality of the Anacostia Historic District," documents filed with DC's Historic Preservation Office stated.
