60-Unit Development Breaking Ground Just North of U Street

More residential development is in the works between the U Street Corridor, Shaw, and Pleasant Plains.
Fortis Companies is beginning site work on a four-story plus penthouse and cellar, 60-unit residential development at 2220 11th Street NW (map). All of the units will be junior one-bedrooms, and will average 450 square feet each.

Up to earlier this year, the site hosted an outpatient facility for Children's Hospital; after Children's relocated, the building was razed a few weeks ago.
The smaller, efficient units will offer a more affordable market-rate alternative in the neighborhood, a Fortis representative explained to UrbanTurf. The building will maintain amenities like a rooftop lounge and terraces, an Amazon package hub, a fitness center, a bicycle room, and refrigerated storage for grocery delivery.
The development will also include nine rear surface parking spaces. Eric Colbert and Associates is the architect.
The project is anticipated to deliver in the first quarter of 2022.
