555 Apartments and a Grocery Store Proposed to Replace Ballston Macy's

The Ballston development pipeline continues to grow as plans come into focus for the Macy's department store in northern Virginia.
Insight Property Group is seeking Arlington County's approval to raze and replace the Macy's/office building at 685 N. Glebe Road (map) with a 16-story development, delivering 555 apartments above a grocery store. The project would transfer development rights and density from the affordable Tyrol Hill/Haven Apartments off Columbia Pike.

The proposed development would be completed in two phases, with a north portion fronting Wilson Boulevard, delivering 345 units above the 41,500 square-foot grocery store. In the second phase, the south portion would front Glebe Road, delivering 210 units; the two would share an outdoor terrace on the third floor.
The unit mix will span from studios to three-bedrooms, and most units would have balconies. The developer is also requesting flexibility to convert about 201,500 square feet of the building into an elder care facility. SK+I Architecture is the designer.
The development would include 222 residential bicycle spaces and 389 parking spaces on two below-grade levels, 241 for residents and the remainder for the grocery store. The garage would also be connected to the existing garage at Ballston Point. Additional renderings are below.
