500 Units and a Public Courtyard: Urby's First Foray into DC May be at The Yards

As projects at The Yards move through the pipeline, Brookfield Properties and Ironstate Development are teaming up to propose a residential-and-retail development across the street from Nationals Park.
The proposed 130 foot-tall building at Parcel H on the northeast corner of First Street and N Place SE (map) would deliver 22,000 square feet of retail beneath 500 apartments, 20% of which would be affordable. Last week, the National Capital Planning Commission approved a swap of uses that relocated office use to Parcel Q to enable residences on Parcel H.

This would be DC's first building by Ironstate's Urby brand, which does heavily-amenitized multifamily rental projects reminiscent of co-living. The apartments would be partially-furnished with sliding doors throughout, and residents would be able to enter through a "publicly-accessible" café on the street level.
There will also be a semi-public courtyard creating a cut-thru between N Place and First Street, and 240 spaces of below-grade parking. WDG Architecture is the designer; the development team plans to file an application for zoning review later this summer.
The Yards is a 42-acre development that has already delivered over 1,300 residential units, more than 216,000 square feet of retail (including a Harris Teeter), the 5.5-acre Yards Park, a hotel, and 25,000 square feet of office space. Construction work began on the Chemonics headquarters building at Parcel G late last year, and the mixed-use residential building at Parcel I is expected to break ground this quarter.
