49-Unit Residential Project Planned For Trinidad

A 49-unit residential development could be on the way to Trinidad.
On Monday night, Lock 7 Development presented plans for a mixed-use project at 1348-1356 Florida Avenue NE (map) to residents of ANC Single Member District 5D06. The developers have not yet decided if the building will be rentals or condos.
Lock 7 met with the community in advance of a hearing with the Board of Zoning Adjustment (BZA). In addition to a request for a height variance, Lock 7 is requesting the ability to build eight parking spaces, less than the 17 required by code.
The project will be located at the corner of Florida Avenue and Orren Street NE, and will feature a mix of studio, one- and two-bedrooms, as well as ground-floor retail. Three to four of the units will be set aside as affordable. Other aspects of the project include ample bike storage and a green roof.
Lock 7, who worked with Square 134 Architects on the design, said that they hope for a spring 2014 groundbreaking, and estimate that the project will take one year to complete.
