A 400-Unit Office-To-Residential Conversion Pitched in DC's West End

A downtown DC office building that sold last year will be converted into a large apartment project, UrbanTurf has learned.
Post Brothers has filed plans with the city to convert 2100 M Street NW (map) into a 13-story, 400-unit apartment building. As part of the conversion, the existing building's facade will be modernized and four new levels will be added to the property. The project, designed by Eric Colbert and Associates, will have approximately 20,000 square feet of ground-floor retail and 178 below-grade parking spaces.

Post Brothers bought the 300,000-square-foot West End office building in May 2023 for approximately $67 million. The developer is no stranger to new office-to-residential projects in DC. At the end of 2022, the firm unveiled plans to convert the Universal buildings at 1825-1875 Connecticut Avenue NW (map) into The Geneva, a sprawling residential development with upwards of 600 apartments.
