40 Additional Apartments Proposed for Adams Morgan Building

One Adams Morgan development wants to capitalize on pent-up demand for housing in the area.
Beztak and Foxhall Partners have filed a zoning application to add 40 studio apartments and more retail to the AdMo Heights development at 1773-1777 Columbia Road NW (map). AdMo Heights currently has 80 units above retail and 31 parking spaces.
The three single-story commercial buildings at 1767-1771 Columbia Road NW will be integrated into the proposed building to create 7,275 square feet of retail. The 40 residential units will occupy the front of five stories appended to the existing structure. One of the units will be set aside to fulfill inclusionary zoning requirements. There will also be a penthouse with club room, gym, and lounge. Bonstra|Haresign Architects is the designer.
The site is zoned MU-5A for medium-density mixed-use, and the developer is seeking a special exception to not add parking to the project (although three rear surface spaces will be added, three parking spaces will also be removed from the existing garage). A below-grade level in the new building will provide bicycle parking and general storage.
The application identifies the typical parking minimum for the site as 55 spaces across both the existing and proposed buildings (39 for residential and 16 for retail). It goes on to say that roughly half of the spaces in the existing garage remain unleased.
A zoning hearing has not yet been scheduled. The development team expects to formally present to ANC 1C at their February meeting; it has previously been discussed at the December and January meetings.
