247 Apartments and a Dog Spa: The Plans For Arlington's Washington Boulevard

More large-scale residential development may be headed to Arlington.
Eleventh Street Development, acting as the contract purchaser of 3411, 3415 and 3421 Washington Boulevard and 1122 N Kirkwood Road (map), has filed a preliminary site plan with Arlington County that would deliver a six-story residential building to the site.

The applicant is requesting that the five parcels, totalling 75,187 square feet, be subdivided into a single lot and rezoned from C-2 to C-O-2.5. This will pave the way for a trapezoidal 247-unit residential building with a donut hole.
The unit mix will include 13 studios, 150 one-bedrooms and 84 two-bedrooms, and amenities will include an interior courtyard, a rooftop lounge, and even a dog spa. There will be 201 vehicular and 99 resident bicycle parking spaces across two below-grade levels. Odell Associates is the building architect.
Slightly smaller plans for the site, which is adjacent to a cemetery and a YMCA that is also slated for redevelopment, were most recently floated in late 2016; an additional parcel has been added since then.
