231-Unit Development Planned At Courthouse Wendy's Site Inches Forward

Plans to deliver a residential building on the site of a Wendy's restaurant in Clarendon are progressing through the approval process.
Greystar is aiming to develop a 16-story building with 231 apartments above 4,000 square feet of retail at 2025 Clarendon Boulevard (map). The development will also include 74 parking spaces, on-site affordable units, and a nearly 1,500 square-foot public plaza where Clarendon Boulevard intersects with Wilson Boulevard and N. Courthouse Road. Cooper Carry is the development architect and Land Design is the landscape architect.

The development includes a transfer of development rights (TDR) from Wakefield Manor a few blocks away, adding nearly 105,000 square feet of development. A 12-story office building with over 6,800 square feet of retail was previously approved for the site in 2015.
The Arlington County Site Plan Review Committee considered the application this week; a Planning Commission hearing has not yet been scheduled. The developer is hoping to break ground next spring for a summer 2024 delivery.
