225 Residential Units Could be in the Works Near Courthouse Metro

More residential development could be in the works near the Landmark Block near Courthouse Metro.
Greystar Development East has filed for a conceptual site plan review to construct a 171 foot-tall building with 225 apartments above approximately 4,000 square feet of retail at 2038 Wilson Boulevard (map). The 16-story development would also include bicycle storage and 74 parking spaces on two below-grade levels, including some tandem spaces.

The site, for which zoning allows "Medium Office-Apartment-Hotel" development, was approved for a 12-story office building five years ago. If Arlington County finds the proposed height and use of the development to be appropriate, a site plan amendment application may follow.
The proposed project would also use bonus density to achieve the unit count; without it, the building would have 169 units, 104 of which come courtesy of a transfer of development rights that also formed the basis of the office project. Some of that additional density would be in exchange for the development dedicating a portion of Wilson Boulevard, which currently has an easement, to the County's control.
Greystar is also the developer for the Landmark Block, also designed by Cooper Carry.
