2012: The Year of the Seller in Columbia Heights

RBI recently took a look at interesting trends in the DC area housing market between 2011 and 2012, and some telling statistics were revealed.
The full report can be viewed here, but here are a few nuggets:
- In 2011, there were 8 zip codes in the DC area where the median number of days that homes were spending on the market was 21 days or less. In 2012, that number of zip codes skyrocketed to 48.
- In every region analyzed, the number of home sales increased in 2012, while new listings on the market dropped. (More on that here.)
- In the 20010 zip code, which includes sections of Mount Pleasant, Columbia Heights, Pleasant Plains and Park View, the ratio of sale price to original list price was 99% in 2012. In other words, if you were a seller, chances are you got near (or above) your asking price.
- The most expensive zip code in the DC area in 2012 was 22206, which includes Great Falls, with a median sales price of $961,250. But, that number was actually 4.8 percent lower than in 2011.
