180-Unit Office-to-Residential Conversion Pitched For 19th Street Building

Another aging office building in downtown DC will be converted to a residential project. 

Foulger Pratt has plans to turn the 12-story office building at 1133 19th Street NW (map) into a new residential building with approximately 180 apartments.

Per documents recently filed with DC's Board of Zoning Adjustment (BZA):

The proposed conversion will include: renovating the interior of the structure to accommodate residential and ground floor retail use; recladding of the exterior of the building; inserting a courtyard starting at the ground floor for the full height of the building to provide light and air to the residential units; and reconfiguring the penthouse to incorporate amenity space and comply with required setbacks.

The new development will have retail on the ground floor and the purpose of the BZA application is to get approval for a residents-only cafe on the penthouse level.
