170-Unit Development at Takoma Metro Poised For Key Approval

A residential development that will span the block across the street from the Takoma Metro appears poised to move forward.
DC's Historic Preservation Office (HPO) staff is recommending approval of the 170-unit project proposed by SGA Cos. Sited at 300-308 Carroll Street NW (map) and 325 Vine Street NW (map), the development has added ten units since UrbanTurf reported on it earlier this year; twenty of the units in the project will be set aside for inclusionary zoning.

Located in the Takoma Park Historic District, the development restores both Victorian house-apartment-hostels overlooking Carroll Street and retains the single-story commercial spaces below. Five stories of new construction, plus a penthouse, would be appended to the rear of the houses fronting Vine Street.
Since the previous design iteration was submitted, HPO recommended that the massing be broken down further and stepped down to two stories where it meets the historic houses. The design has also been amended to be more compatible with the historic district.
On Monday night, ANC 4B voted 7-2 to support the project. The Historic Preservation Review Board will consider the concept application later this month.
