14 Condos Proposed for Skinny Logan Circle Site

The Logan Circle pipeline is growing by another sliver.
AMT Development has plans to replace the three-story building at 1208 M Street NW (map) with a skinny, six-story, 14-unit building with cellar and penthouse, according to a zoning application filed last week. Lee Design Studio is the architect.
The building would deliver eight two-bedroom two-bath units, and a pair each of studios, two-bedrooms with dens and lofts, and two-bedroom penthouses with dens and private outdoor terraces.

The proposed condominium development requires a special exception for the rear yard requirements. No vehicular parking nor loading would be provided (nor is any required), although there would be five long-term bicycle spaces.
The site is zoned D-1-R, which ordinarily would permit high-density residential with a limited amount of commercial space in a building up to 90 feet tall (plus a 20-foot penthouse). The zone also exempts the project from Inclusionary Zoning.
A zoning hearing has not yet been scheduled.
