So Others May Eat Plans 139 Affordable Apartments for North Capitol Street

The developments planned for the intersection of North Capitol Street and Florida Avenue NE continue to pile up.
Nonprofit So Others May Eat (SOME) has filed a zoning application to deliver an all-affordable development just south of the Exxon gas station (where a "prominent" development is being planned). The project would replace the 4 two-story rowhouses at 1509-1519 North Capitol Street NE (map) with a 14-story building containing 139 furnished studio and junior one-bedroom apartments affordable to households earning up to 60 percent of median family income (MFI). Some of the apartments could be offered at even steeper levels of affordability, to include households earning up to 30 percent MFI.

The project will include 46 bicycle spaces, and amenities ranging from a cellar level "movie theater/classroom" and fitness center to a roof deck and adjacent lounge and kitchen. SOME will provide support services on the ground floor, which will also have a multipurpose room and computer lab.
The application seeks relief from loading requirements, as the application describes the site as "landlocked" with no means of vehicular access or alleyway. Staff from the District Department of Transportation have already stated their opposition to a curb cut on North Capitol Street.
A zoning hearing has not yet been scheduled.
