125 Homes, Assisted Living Facility Proposed Near Grosvenor-Strathmore Metro

Some low-density residential development may be in the works near Grosvenor-Strathmore Metro station.
Developer EYA and Brandywine Living have applied for a map amendment with Montgomery County for the 15-acre site at 4910 Strathmore Avenue (map) to enable development of up to 125 houses and a building with 145 assisted living beds.
The site currently houses the vacant St. Angela Hall retirement home and the entry drive to the Academy of the Holy Cross. The property is zoned R60, which only permits the aforementioned uses on a conditional or limited basis; the application seeks to rezone the property to CRNF (Commercial Residential Neighborhood-Floating).

EYA would helm the residential portion of the development on the western side of the site, which would include both attached and detached houses; 19 of the homes would be moderately-priced dwelling units. Brandywine Living would run the assisted living facility on the eastern side of the site, which would be 2-3 stories based on the grade change and would also include memory care.
The development would also preserve existing stream valley buffers on four acres of the site and may create walking trails and a connection to an existing pedestrian path past the Strathmore and to the Metro across the street. The Montgomery County Design Review Committee will consider the application in two weeks.
A mixed-use development with over 1,500 residential units is also planned on the Metro station's surface parking lots.
