116-Unit Triangular Building Pitched For Plot Off New York Avenue

The NoMa pipeline continues to grow on its more-triangular parcels.
A recently-filed zoning application proposes a 14-story, 116-unit residential building to replace the three-story building at 7 New York Avenue NE (map), previously owned and occupied by Covenant House. Eric Colbert & Associates is the architect.

The unit mix is a little atypical: 66 of the units will be microunits averaging 410 square feet, and another 12 units will be "urban one bedrooms" per the application, averaging 519 square feet — larger than the 506 square-foot average for the 26 one-bedrooms; the remainder of the units will be one-bedrooms with dens. The development will not include any vehicular parking, although there will be a ground-floor bicycle storage room.
The application seeks flexibility for the penthouse height and loading requirements, respectively due to non-uniform penthouse heights and the odd configuration of the site (for the record, the application states that the lot does not qualify as "triangular" by city standards, but as a "through lot"). A loading area would instead be created in public space on N Street.
A zoning hearing has not yet been scheduled.
