111 New Homes Coming to Charming NE Neighborhood

DC has been at the top of “Best Places to Live” lists for quite some time, which means two things: a steady influx of young professionals and a growing population of families, all looking for the perfect DC community.
One northeast DC neighborhood is expanding in a way that’s already catching the eye of this growing demographic. In September, developer Comstock Homes hosted the grand opening of 38 single-family homes in Lamond Riggs, a neighborhood defined by its quiet, tight-knit community. The single family homes have been selling quickly with one home already settled and several additional homeowners moving in this month. This week, Comstock Homes breaks ground on an additional 73 townhomes.
The total 111 residences, called The Hampshires and located at 6000 New Hampshire Avenue NE (map), will be one of the largest new residential developments in the city.
The Lamond Riggs neighborhood is sandwiched between Manor Park and the DC/Maryland border, with Takoma Metro station less than a mile to the north and Fort Totten station less than a mile south. Metrobus K6 stops directly in front of The Hampshires.
Lamond Riggs is known for its suburban feel with lots of long-time residents—some of whom first moved in 50+ years ago—and plenty of green space, which will soon include The Hampshires’ Village Green. Nearby shops include Giant Food, Shoprite and the boutique shops of Takoma Park.
The Hampshires has two types of single-family homes, The Wittmore and The Kinley, models of which are available for tours now. Both measure at approximately 2,700 square feet, have four bedrooms (with the option of adding a fifth), spacious yards, two-car garages, and brick exteriors with rich architectural design and detailing that complements the historical ambience of the Lamand Riggs neighborhood.
All feature gourmet kitchens with stainless steel appliances, granite countertops, large center islands and upgraded cabinetry. Master bedrooms have cathedral ceilings and balconies. Wittmore and Kinley homes start at $679,900.
Townhomes, slated for completion in June, will range from three to four stories and measure 1,800 to 1,900 square feet. The townhomes feature three bedrooms, three bathrooms and a powder room, a one-car garage and gourmet kitchens like those in the single family homes. The three story townhomes start competitively at $499,900 and four story townhomes, which feature large lofts and a 17 × 12 foot roof top terraces, start at $549,900.
