110 Units (Including Live/Work) Proposed for Bethesda Midas Site

A year and a half ago, Bozzuto Development shared a proposal to replace the Midas auto shop at 4725 Cheltenham Drive (map) with up to 83 residential units. Now, a new team is putting a bolder plan on the table for the same site.
Last week, Community Three filed sketch and site plan applications for the site, proposing 110 units, including some live-work residences, and nixing the parking where 23 spaces were previously proposed. Overall, the 90 foot-tall building would have 85 market-rate units, 8 live/work units, and 17 moderately-priced dwelling units.

Seventy-eight of the units will be junior one-bedrooms, and there will be a few more two-bedrooms than one-bedrooms. In lieu of residential parking, there will be 53 long-term bicycle spaces. As designed by Eric Colbert & Associates, the building materials will primarily be charcoal brick, wood, and glass, and landscape architect Soltesz is proposing plantings where the upper floors are set back.
The building would also have a 2-3 story base, and in case the adjacent CVS site is redeveloped, there will be a mural along the lower three stories of the west façade. The Montgomery County Development Review Committee will consider the concept in two weeks. Additional renderings are below.
