1 Out of 6 Home Sales in DC in 2021 Was All-Cash

Cash home sales in DC in 2021 were up ever so slightly compared to 2020.
9,939 homes sold in the District through the first 11 months of 2021 — and 16 percent of those homes went to buyers paying all cash. In 2020, 15 percent of homes were purchased for cash, and in 2018 and 2019, approximately 17-20% of homes sold in all-cash transactions.
The all-cash neighborhoods in DC are also largely the priciest with three of the top five coming in neighborhoods where the median home price exceeds $1 million.

Below is a sampling of DC neighborhoods and the percentage of all-cash transactions last year:
- West End: 48 percent
- Georgetown: 40 percent
- Spring Valley: 38 percent
In this article, the term “home” is defined as any single-family house, condo or co-op that sold in the city in 2021.
